This indenture made the twenty seventh day of June in the year of our
Lord one thousand eight hundred and twelve between Philip Van Courtlandt
of the town of
Courtlandt county of West Chester and state of New York of the first part and
Robert Gallt of the town of Junius county of Seneca and state aforesaid of
the second part Witnessesseth that the said party of the first part
for and in consideration
of the sum of two hundred dollars money of Amount of the United States to him
paid in hand by the said party of the second part the receipt whereof is hereby
confirmed and acknowledged hath granted bargained sold remised released aligned
and confirmed and by these present (sic) doth grant bargain sell remise release
align and confirm unto the said party of the second part and to his heirs and
assigns forever All that piece or parcel of land situate lying and being in
the North East corner of lot number thirty nine of the Military Township
of Brutus
and in the piece sold by Simon Delbitt (?) Surveyor General of the State of
New York agreeable to the law of the state to defray the expenses
of surveying containing
fifty acres of land Together with all and singular the hereditaments and appertenances
there unto belonging or in any way appertaining and the reversion and reversions
remainder or remainders rents issues and profits thereof and all the estate
right title interest claims and demand whatsoever of the said party
of the first part
either in law or equity of in and to the above bargained premises with the
said hereditaments and appertenances. To have and to hold the said
the said (sic)
piece or parcel of land containing fifty acres of land to the said party of
the second part his heirs and assigns to the sole and only proper
benefit and behoof
of the said party of the second part his heirs and assigns executors & administrators
doth covenant grant bargain promise and agree to and with the said party of the
second part his heirs and assigns to Warrant and forever defend the above bargained
premises and every part and parcel thereof now being in the quiet and peaceable
possession of the said party of the second part against the said party of the
first part his heirs executors administrators and assigns and against all and
every other person or persons claiming or to claim the said premises or any part
thereof. In witness whereof the said party of the first part hath hereunto set
his hand and seal the day and year first above written.
